Think about the areas that fit your rhythm. Do you enjoy the pulse of downtown or a calmer suburban pace? Are you drawn to established communities or neighborhoods that are growing? Do you want walkable access to food and culture, or something more mellow—even semi-rural?
5: TOURING HOMES
Many clients want to understand what their budget can afford in different parts of the city. I like to show comparable homes at the same price point across several neighborhoods so you can see the differences for yourself. This helps you decide whether you prefer a smaller or less updated home in a central or trendier location, or a larger home in an area farther from the city center.
7: NEGOTIATING TERMS
My priority is to negotiate the strongest terms for your purchase. I look closely at every part of the deal to secure fair pricing, appropriate concessions, and any needed repairs. My goal is for you to feel confident, supported, and satisfied with your new home.
2: UNDERSTANDING COSTS
Plan to set aside additional funds for closing costs, which typically range from 3–5% of the purchase price depending on your loan type. Once you’re under contract, you’ll also want to budget for items such as the appraisal, loan application fees, the survey, inspections, insurance, property taxes, and moving expenses.
4: YOUR BUYING STRATEGY
This is where thoughtful guidance becomes essential. Together, we’ll create a clear plan based on your priorities, current market conditions, and the strategies I use to help clients secure the right property with confidence.
6: MAKING AN OFFER
Central Florida can be competitive, and sellers often review multiple offers. In those situations, submitting a strong offer from the start is important. In a slower market—or with a home that has been listed for a longer period—there’s usually more room to negotiate thoughtfully.
